Landlords must 'keep property up to standard' to secure tenants Published: 18/06/2008

Current property market conditions are good news for those looking to rent property as they can be more discerning, it has been claimed.
According to Tom Entwistle, editor of Landlordzone.co.uk, a surplus of new property on the lettings market means tenants can be "pickier" when it comes to choosing where to live.
As a result, he suggests landlords may need to up their game if they are to secure a tenant for their property.
"I think all landlords are, generally, aware that the market is very competitive and that it is not always easy to let, even in an area where there is good demand," he commented.
"You've got to keep your property up to standard. It is a competitive market."
However, Mr Entwistle also expressed his opinion that the lettings market is holding up well, most likely as a result of the credit crunch which means first-time buyers are finding it more difficult to finance the purchase of a home in their own right.
A quarterly survey of Association of Residential Letting Agents' member letting agents published recently shows demand for rented accommodation is still above supply in a number of areas including Greater London and the south-east of England.
