This beautiful and quaint 3 bedroom 150 year old cottage has recently been fully restored to a high standard. Situated on the edge of a small village close to the N17 on the outskirts of Poiares.Ref:AH332

DETAILS

Originally, the cottage was the old bakery for the neighbouring village. Care has been taken to fully restore the original bread oven which dominates the kitchen, although no longer used as such.

The name of the cottage “Poco do Moinho” gives reference to the large water well being one of the largest and deepest in Poiares which still has a fully functioning water wheel. Water from the well is used to irrigate the land.

The cottage sitting on approx ¼ acre has a large walled very private courtyard with an undercover bar at the bottom and is great for BBQ’s on an evening. There is plenty of room for several cars to be parked behind the locked gates.   You can enjoy the sun all day long in the courtyard which makes it a great place to sunbathe.
Formerly, the courtyard had outbuildings so planning permission would be granted if applied for to create a separate annex.

To the side of the house there is a very large garden which houses the water well. The top of the garden is stoned for easy maintenance and gives access to the Kitchen. The bottom of the land lends itself perfectly for a swimming pool with permission to be obtained.

With the external walls being almost a foot and a half thick the house stays cool in the summer months.

Hallway

The rear hallway is accessed from the courtyard via patio doors. Care has been taken to keep the original features such as the exposed beams and exposed stone walls. The terracotta tiles give a Mediterranean feel when you walk in  and follows into the kitchen.

Kitchen

The large kitchen/dining room has been carefully renovated with the original stone left exposed on some of the walls. There are good quality units, worktop made of granite and comprises a gas hob, electric oven and extractor fan.

The old bread oven now houses the wood burning stove which provides ample heating during the winter months.

From the kitchen the garden can be accessed and is a great place to spend the afternoon in the sun.

Living room

The spacious 3 x 5m living room has part of the stone exposed on one wall.

Light coloured tiles and furniture has been used to give an airy and contemporary feel.

Bedroom 1 & 2

On the ground floor there are 2 modern double bedrooms with cream tiles to keep the rooms with a light and airy feel.

Bedroom 3

Thes pretty bedroom on the first floor boasts a dark wood floor and roof and is accessed by a beautiful hand made spiral staircase.

The patio doors lead onto the dark wood floor balcony giving an inside out feel. This spacious balcony overlooks the courtyard and surrounding countryside.

The bedroom is mezzanine style with a wrought iron banister overlooking the back sunroom

Bathroom

This contemporary and very attractive large bathroom/wet room has been beautifully renovated using beige reclaimed stone tiles.

Comprising; sunken bath, toilet, large sink and wet room style shower.

Sunroom

Situated at the rear of the cottage gives access to the 3rd bedroom via the spiral staircase. Mosaic tiles have been used to give an outside in feel as the patio doors lead under the balcony giving a shaded area for the hot summer months.

The cottage benefits from new electrics, widows and roof. There is a gas instant hot water boiler and gas is provided by bottle.

Water and electric are mains.
