HOW TO GET THERE

From Yelverton, take the A386 towards Plymouth. Turn right signposted to Business Park and right again at crossroads posted Crapstone. Head for the village of Buckland Monachorum and follow this road and Crapstone Barton can be found some 300 metres down this road on the left hand side.
DESCRIPTION
Crapstone Barton is situated approximately 200 metres from the South of the village of Buckland Monachorum and is accessed from its own private driveway direct from the Council Highway.
Tavistock is some 6 miles distant providing a full range of facilities including shopping, schools and recreational facilities.
DETAILS
The barns at Crapstone Barton are situated some 50 metres from Crapstone Barton farmhouse and comprise an L-shaped courtyard and stone built barns with attractive granite surrounded window and door openings to each.
The barns have a concreted yard to the front (northern elevation with open views towards Buckland Monachorum and beyond) whilst the southern aspect has a concrete yard with former cattle buildings both of which can be utilised for the parking of vehicles in association with the proposed commercial use.
The barns offer some 390 square metres of floor space arranged on two floors. The space could be split up to suit the individual needs of lessees.
The barns are currently used for general storage but have been utilised in different ways over many years including a shippen, milking parlour, grain storage and hay loft.
PROPOSED USE
The barns do not currently benefit from planning consent for any alternative use but it is considered that West Devon Borough Council would give consent for office/ business premises/ commercial use subject to the proposal meeting the requirements of these Grade II listed buildings.
The vendor is happy to offer a 10 year lease on the buildings for an alternative use. It is proposed that the vendor will undertake the conversion of the barns to include major structural elements of the conversion including the walls, floors, roofs, windows and doors and the future leaseholder would be liable for the finishing to their required standard together with the furnishings. The vendor would also install the services to the barn to include foul drainage to a septic tank, spring water, mains electricity and an oil tank for any heating required.
TENURE
A lease of 10 years will be offered for the buildings for an office/ business/ workshop use. Rent and terms to be negotiated.
